That range is real, but it is a starting point, not a price. The tile, the pattern, the state of the substrate, and whether the room gets wet all move a job up or down it, and preparation usually sits outside the rate entirely. How much does tiling cost per square metre in the UK?

The published UK cost guides cluster in the same place: £40 to £70 per square metre for tiling labour on walls and floors. Straightforward ceramic in a straight lay on a sound substrate sits at the bottom of that band. Large format porcelain, natural stone, mosaics, and pattern layouts sit at the top of it or above it. For London and the South East, the same guides consistently show a premium of 20 to 40% over the national averages, and my experience of the local market around Bromley matches that. Materials go on top of the labour rate, and the spread there is enormous. A mid-range rectified porcelain retails around £30 to £50 per square metre; premium large format slabs run £80 to £150 and beyond; marble and natural stone vary widely by stone and origin. Adhesive, grout, silicone, trims, and any tanking or levelling materials typically add another £10 to £20 per square metre on a quality specification.

Treat every figure above the same way: as an attributed industry average and a sanity check for the quotes you receive, not as a price for your room. What your job costs depends on the room itself, and that takes a site visit and a written quote.

Why is tiling priced by the square metre at all?

Because most of what a tiler uses and does scales with area. Adhesive and grout are bought and spread by coverage. The time to fix tiles, line them up, and grout them grows roughly with the surface being covered. A rate per square metre turns the size of a room into a fair, predictable starting figure that a bigger room pushes up and a smaller one pulls down.

The key word is starting. Two floors of identical area can land at very different prices once you account for what is actually being tiled and what sits underneath. The rate flexes, and these are the things that flex it.

What pushes the rate up?

The pattern and the layout

A plain straight-lay on a square room is the quickest way to cover an area, so it sits at the bottom of the range. Move to a herringbone, a brick-bond, a hexagon, or a feature layout and the setting-out time roughly doubles, because every course has to be measured, cut, and checked. Large format tiles

Big tiles look like they should be faster, since fewer of them cover the area. In practice they are slower. They are heavy, they need back-buttering and often a levelling clip system to lay flat, and they are unforgiving of any dip in the floor, so the substrate has to be near perfect first. Small tiles and mosaics

The cuts

Cuts are time. A room with lots of windows, niches, pipes, corners, and non-square walls eats hours that a plain box of a room does not. Two rooms of the same area can differ a lot on cuts alone, and that shows up in the rate.

The substrate

If the floor is uneven, the walls are out of true, or the surface is not sound, it has to be levelled, primed, made good, or decoupled before tiling. Wet areas

A shower or wet room needs tanking behind the tiles, with a product such as Mapei Mapelastic, BAL Tank-it, or a Schluter Kerdi membrane, plus a graded floor and proper detailing around the drain. Natural stone

A second-floor flat with a long carry and no parking takes longer than a ground-floor room you can reach with the van. Access is part of the time, so it is part of the rate.

Per square metre or day rate: which will a tiler quote?

Both figures exist in the trade, and it is worth knowing how they relate. UK trade guides put a tiler’s day rate between £150 and £250 nationally, with London and the South East at or above the top of that band, commonly £200 to £300 for an experienced tradesperson. Divide a day rate by the area a tiler can honestly cover in a day and you land back inside the per square metre bands above, which is a useful cross-check on any quote.

But neither number, on its own, tells you what a job costs. A day rate says nothing about how many days the work needs, and a square metre rate says nothing about the preparation underneath it. A slow, careful tiler on a higher day rate who preps properly is regularly cheaper over the whole job than a fast, cheap one whose work fails. What does a cheap per square metre rate leave out?

This is where low headline rates earn their money back. A bare rate typically covers fixing and grouting only. Check any quote for these items, because they are the ones that get omitted to make a number look good:

  • Old tile removal and disposal. Stripping a bathroom takes real time and fills a lot of rubble bags.
  • Levelling and priming. Self-levelling compound and primer on an uneven floor is a job in itself.
  • Tanking and decoupling. Waterproofing a shower zone and decoupling a movement-prone floor are materials plus skilled labour.
  • Trims, movement joints, and silicone. The details that make tiling last and look finished.
  • The tiles and materials themselves. Some quotes include them, some do not. You need to know which.

Two rooms, same area, very different prices

To make it concrete, take two floors of identical area. The first is a new, level screed in a square extension, tiled with a mid-range porcelain in a straight lay. That job sits at the bottom of the published bands: minimal prep, few cuts, quick coverage.

The second is the same area in a Victorian bathroom: old tiles off, floorboards stiffened and overlaid, walls made good, a shower zone tanked, and a herringbone pattern in the alcoves. Same square metres, but the preparation and detail can push the total to two or three times the first job. Neither price is wrong. They are different jobs that happen to share an area, which is exactly why multiplying a rate by the floor size tells you so little. Why is a small bathroom not cheap?

This catches a lot of people out. A small room is rarely a small job. A compact bathroom or cloakroom is dense with fittings, corners, niches, and pipework, so the number of cuts and the fiddly detail per square metre is high. Set-up, preparation, and waterproofing take the same care whether the room is large or tiny, and most tilers apply a minimum charge for small jobs for exactly that reason.
