En-Suite Tiling in a Loft Conversion: Weight, Falls and Access

Tiling a loft conversion en-suite in South East London: floor loading and deflection, getting falls to a drain without cutting joists, sloped ceilings and access.

A loft en-suite is tiled on the same principles as any other, but three constraints decide the job long before the first tile goes up: how much weight the floor can carry, how you form a fall to the drain when you cannot cut into the structure, and how you get the materials up two flights of stairs. Settle those three at design stage and the tiling is straightforward. Leave them for the tiler to find on the first morning and you live with the compromises.

Can a loft floor take the weight of a tiled en-suite?

Usually, but only if somebody designed it that way. A loft floor is built to a structural engineer’s specification based on what the room was expected to carry. A bedroom with a bed and a wardrobe is a very different load case to a wet room with backer board, screed, a formed fall, tanking, tile, a glass screen and somebody standing in it. Stone is significantly heavier than porcelain, so a marble floor up here needs signing off by the engineer first.

If the en-suite was in the drawings from the start, the joists will normally have been sized for it. The trouble comes when it was added after sign-off, or when vinyl gets upgraded to stone years later. Ask before you order tiles.

Why does deflection matter more in a loft than downstairs?

Weight and stiffness are different problems. A floor can be perfectly strong and still flex enough underfoot to crack a rigid tiled finish, and loft joists often span the full width of the house with no intermediate wall to break the run.

Tiles have almost no give, so any bounce comes out as a crack tracking a joist line, and it shows up sooner than people expect. On every loft floor I bounce the deck before I specify anything. Where there is movement, the answer is a stiffened deck with noggins, a minimum 15mm WBP plywood layer screwed at 300mm centres, then a decoupling membrane such as Schluter Ditra so the small in-plane movement that is left does not transfer into the tile. A mat is not a cure for a bouncy floor, the deck has to be stiff first, and everything above it goes down in a flexible S1 C2 adhesive. The full build-up is in tiling onto floorboards. Large format tiles are the least forgiving of any flex, so get the deck right before ordering big slabs.

How do you get a fall to the drain when you cannot dig into the structure?

This is the constraint people underestimate. On a ground floor you dig into the screed to bury a trap and run the waste. In a loft you have a fixed depth between the top of the joists and the ceiling below, and notching joists is governed by strict rules on position and depth. That is the engineer’s call, and it gets drawn before it gets cut.

So you build upwards instead. A sloped shower former, a waterproof foam board pre-cut to a gradient, sits on the structural deck and gives a correct fall without touching the joists. Wedi Fundo, Marmox and Impey all make them. Two details make it work in a shallow build-up:

  • Run the fall one way. A linear drain tight against a wall means the floor falls in one direction, which needs far less depth than a four-way fall to a central gully.
  • Use a shallow-profile trap. Traps designed for this problem buy back depth you do not have.

The waste run itself has to keep falling all the way to the stack, somewhere around 1 in 40 to 1 in 80, so in practice the pipe route decides where the drain goes.

Building upwards means the wet floor sits proud of the rest of the loft, so the threshold has to be designed in: a low step, a ramped transition, or the whole floor raised to match. Then there is the tanking. A loft shower sits directly over somebody’s head, so a continuous membrane over floor, former and lower walls, Mapei Mapelastic or BAL Tank-it applied as a full system, is the only thing standing between the shower and their ceiling. How do you set tiles out under a sloping ceiling?

The rake across the ceiling line is the hardest cut on a loft job and the first thing you see from the door, so everything is set out from it. I work out where the raking cut lands, keep it running as one clean line, and push the awkward cuts to the low eaves side, behind the vanity or under the towel rail.

Low eaves decide the layout too. Head height governs everything, so the shower goes where the ceiling is highest and the loo or vanity takes the low side. In a small sloped room, one tile used everywhere reads far calmer than two or three fighting each other, the principle behind most good en-suite tile ideas.

Can you tile the slope itself?

Only onto proper backing. Plasterboard can be tiled, but BS 5385-1 caps it at 32 kg per square metre including adhesive and grout, and that is not a limit I want to be near on a wet overhead slope, so a slope that needs tiling gets boarded out with tile backer board fixed into the rafters. Keep the tile to a manageable format too, since weight works against you overhead. If the slope sits inside the wet zone it gets tiled and tanked like anything else. Otherwise painting it looks better anyway.

How do you get everything up two flights of stairs?

Loft stairs are narrow, steep and often have a winder at the top. A large slab cannot be pivoted round that turn however many people carry it, so I measure the tightest point on the route, including the diagonal and the door frames, before anything is ordered.

The rest is mundane and it is what keeps a job clean: small loads, a mixing station clear of finished carpet, stairs and landing protected, the waste route agreed on day one, cutting done outside.
