Replacing a tiled floor over existing underfloor heating is two jobs, not one. The first is getting the old floor off without cutting a pipe or slicing a heating cable, which is a survey problem before it is a labour problem. The second is everything the old floor was hiding: substrate condition, flatness, and any junction between the original house and a later extension, which needs a movement joint carried through the new tiling.

How do you find out what underfloor heating is under an existing tiled floor?

You ask, then you check, then you assume nothing. I get called out to this a lot, and most homeowners have no paperwork, especially where the heating went in with an extension.

Start with whatever exists: installation drawings, a commissioning certificate, the manifold in the utility cupboard, or a thermostat with a model number on it. A manifold with flow meters means a wet system, pipe buried in screed at a reasonable depth. A floor probe on the thermostat proves nothing on its own, since wet systems use floor sensors too, bathrooms and single zones especially. No manifold anywhere in the house is what points to electric cable or mat directly under the tile bed with almost no cover. Those two call for very different care.

Then verify. On a wet system, pressure test it before a single tile is touched, so you know what state you inherited. Then run the floor warm for an hour and go over it with a thermal camera while it is still warm, because the contrast fades the moment the heating goes off. The runs get marked on the tiles you are about to remove, and anywhere the picture is unclear is treated as live.

Can you lift old tiles off underfloor heating without damaging it?

Yes, if you take the tile off the bed rather than digging the bed out. That distinction is the whole job.

The tool that wrecks heating systems is the one that feels fastest on the day: a breaker or a scabbler. Neither has depth control or feel. On a wet system it punches through the screed into pipe, and on an electric mat the cable sits within a few millimetres of the tile, so there is no margin at all. Vibration does its own damage: hammering a rigid screed can fracture elbows and joints you cannot see, and that leak surfaces weeks later under a new floor.

The method that works is slow. Start at a known safe point, usually a perimeter or a doorway where the mapping shows nothing running, and get an edge under one tile. From there a hand lifter or a wide chisel worked almost flat pops tiles off the bed. Anything bonded too well to release gets cut into smaller pieces rather than levered, with the grinder blade set to the thickness of the tile and not a millimetre deeper. If a cable or pipe does get nicked, stop. An electric mat can sometimes be jointed, but that is the electrician’s job: a proper repair kit, then an insulation resistance test before anything covers it. A nicked wet pipe takes a manufacturer approved repair coupling fitted by the heating installer, and the system gets pressure tested again and held before a scrap of adhesive goes near it. What you must never do is tile over damage and hope.

Why does the extension junction need a movement joint?

Because you are tiling across two separate structures. An original house floor and a newer extension slab sit on different foundations, were built decades apart and move at different rates. Put heating under one side only, or on separate zones, and the difference grows: the heated section expands and contracts every heating season.

Tile bonds those two structures together, and tile is the weakest thing in that sandwich, so the movement comes out as a crack along the junction, often within the first winter. That is not bad tiling, it is a missing detail.

The fix is a movement joint carried through the tile, the adhesive and the grout, down to the substrate: a metal profile with a flexible insert bedded in as you tile, or a compressible strip finished with silicone. Why is large format harder over underfloor heating?

Two reasons: flatness and thermal movement.

A big slab spans further, so it exposes every dip and hump. Once the old floor is off, the screed is never as flat as people expect, and it carries gouges and adhesive residue. That gets primed and levelled with a compound rated for heated floors, at a depth that keeps the required cover over the heating. Then the adhesive. Over heating you want a flexible cement adhesive rated for heated substrates, a C2 S1 product as the minimum, and C2 S2 once the slabs get big, applied as a solid bed with full coverage, never dabs. What is the right heating sequence around the job?

Off, cold, tile, cure, then back up slowly.

The heating goes off a couple of days before work starts so the floor is genuinely cold, not switched off that morning. It stays off through levelling, tiling, grouting and the cure, which for most flexible adhesives means about a week unless the manufacturer says otherwise. Then it comes back gradually over several days rather than straight to a normal setting. On a new screed, the screed manufacturer’s commissioning schedule governs.
