Underfloor Heating in West Wickham
Correct tile installation over electric and wet underfloor heating systems with flexible adhesives, screed curing and expansion joint placement.
Underfloor heating tiling in West Wickham is a regular part of my BR4 bathroom and kitchen renovation work — the 1930s and 1950s housing stock here is popular with young families investing in modern comfort upgrades. Electric mat systems under bathroom floors and wet systems under new kitchen floors are the most common types, and the preparation requirements are non-negotiable: correct adhesive grade, perimeter expansion joints, intermediate joints on larger floors.
What This Covers
- Electric mat systems — thermostat placement, cable protection
- Wet (hydronic) systems — screed curing verification before tiling
- Flexible C2S1 or C2S2 adhesives — specified for thermal movement
- Expansion joint placement at perimeters and intermediate points
- Tile selection advice — low thermal resistance tiles recommended
How I Work
The most common UFH tiling failure is tiling too soon over wet screed. I ask for the screed drying time and installation records. I will not tile over screed that has not been properly conditioned — it is not worth the risk.
Flexible adhesive is not optional with underfloor heating. The tile and substrate expand and contract with every heating cycle. Rigid adhesive cracks. I use the correct adhesive every time.
Every perimeter gets an expansion joint — no direct tile to skirting contact. On larger floors, intermediate joints are placed at the specification intervals. These are later filled with matching silicone.

What Affects the Cost of Underfloor Heating in West Wickham?
Every job is different. These are the main factors that affect the price — I explain all of them during the quote visit.
- UFH system type — electric mat and wet screed systems have different requirements
- Screed condition and age — new screed must fully cure before tiling; may extend project duration
- Tile format — larger or thicker tiles need more preparation to lay correctly over UFH
- Floor area size — more expansion joints needed on larger floors
- Existing floor covering — removal and substrate inspection adds time before any tiling starts
Straight from the Tiler
44 years of craft, City & Guilds qualified. Every job done to the same standard.
"Had the bathroom completely retiled after years of putting it off. Darren was professional from the first visit right through to the final cleanup. Arrived on time every day, protected everything and left the place spotless. The tiling is flawless. Wish we had done it sooner."
"Wet room in our main bathroom. Darren was recommended by our builder and it is easy to see why. He walked us through exactly what the job involved before he started, the tanking was done meticulously and the marble tiles are set out perfectly. The result is better than we imagined. Very fair price for the standard of work."
"We had Calacatta marble laid throughout the master bathroom and en suite. Darren was the only tiler we spoke to who properly understood the material, specifically around pre sealing, the correct adhesive and where the movement joints needed to go. Some of the others we consulted either did not know or glossed over it entirely. The result is exceptional and has held up perfectly. Would not hesitate to recommend him."
