Realistic tiling costs in 2026 for bathrooms, wet rooms, kitchens, hallways and more. What drives the price, what questions to ask, and why the cheapest quote is not always the right one.

Tiling costs in London and South East London have moved in 2026 and the ranges people find online are often misleading. They are either national averages that do not reflect what tradesmen in this part of the country charge, or they omit the factors that push a job from the low end to the high end of the range.

I have been tiling in Bromley and South East London for 44 years. Here is a straightforward guide to what tiling actually costs in 2026, by room, and why the price is what it is.

What affects tiling costs across every job

Before room-by-room numbers, the factors that move the price on any tiling job:

Tile format and complexity. Large format tiles (600x600 and above) require more preparation and more care to lay flat. Pattern tiles such as herringbone or geometric setting-out take significantly longer than straight lay. Mosaic tiles on mesh are slow to align. Small complex tiles cost more in labour than large plain ones.

Substrate condition. If the floor or wall is flat, sound, and correctly prepared, the tile goes straight on. If the substrate has flex (timber floor joists), unevenness, old adhesive, or damaged plaster, preparation work is needed first. This adds time and cost.

Tile type and material. Natural stone, marble, and zellige require different adhesive, additional sealing steps, and more care in handling and bed adjustment than porcelain or ceramic. Expect higher labour cost for these materials.

Room access and condition. A small en suite with awkward angles, a bath in the way, or a sloping ceiling involves more cutting and more time than an open, square room of the same area.

Grout and finishing. Epoxy grout costs more than standard grout and takes longer to apply. Movement joints, trim pieces, and silicone finishing add time.

Bathroom tiling costs in 2026

A full bathroom re-tile in South East London, including floor and walls, typically runs in the following ranges:

Small bathroom (up to 4 square metres of floor): The labour alone for a straight lay with standard porcelain or ceramic will fall in the range of several hundred pounds for a simple job. More complex tiles, pattern layouts, or substrate issues push this higher.

Average bathroom (4-7 square metres): This is the most common domestic bathroom size. Full floor and wall tile including cutting around sanitary ware, recessed niches, and a shower enclosure is a significant job. A properly executed bathroom tile at this scale, with all the substrate prep, correct adhesive, silicone finishing, and quality grout, takes two to three days minimum.

Large or complex bathroom: Marble, large format tile, herringbone, or a wet room conversion from a standard bathroom. Allow more time and higher material costs on top of higher labour.

Wet room tiling costs in 2026

A wet room costs more than a standard bathroom to tile because it involves waterproofing the floor and walls (tanking), a graded floor to drain, and precise tile laying across that grade.

The tanking alone is a half-day to full-day job before a tile goes in. The floor grade needs to be correct or water will not drain. On top of the standard tiling costs, budget for the tanking membrane and the additional labour to apply it and allow it to cure before tiling begins.

Wet rooms in complex tiles, marble, or full tile drenching (floor to ceiling, same tile throughout) are at the higher end. They are also the most dramatic rooms I work on and worth doing properly.

Kitchen floor tiling costs in 2026

Kitchen floor tiling has specific cost drivers:

Subfloor type. Concrete is the ideal substrate. Timber floor joists flex and require a decoupling membrane to prevent the tile from cracking. That membrane adds material and time to the job.

Underfloor heating. If UFH is present, the adhesive specification changes. You need a flexible, heat-resistant adhesive and the system needs to be cured at low temperature for an extended period before the floor can be used. This extends the job.

Pattern. A straight lay kitchen floor costs less than a herringbone. Large format slab tiles require precise substrate preparation.

Hallway tiling costs in 2026

Hallways are often harder than they look. A long narrow hallway involves a lot of cuts relative to field, particularly in herringbone at 45 degrees. Victorian terrace hallways with bay window recesses and a step down to a kitchen add complexity. Floor prep in older properties often involves addressing movement or unevenness from the underlying boards.

Why the cheapest quote is not always right
